WHAT IS IT?

 Cash Flow Concierge is an elite multifamily placement service for high net worth individuals and investors seeking high yield apartment investments and 1031 exchange opportunities. Our exclusive clientele appreciate the numerous benefits that multifamily assets provide, however many lack the time, relationships or skillsets required to accurately source, underwrite, and perform the plethora of tasks necessary to thoroughly vet a multifamily product and the market in which it is located. Cash Flow Concierge allows for a unique, turn-key solution that matches off-market opportunities to the specific metrics and criteria provided by each of our investors. Qualified individuals can sign up using our private investor portal. Upon acceptance, every investor will be asked to fill out a short questionnaire describing their desired market criteria, as well as a variety of desired financial return metrics. We then run this information through our proprietary algorithm to find multifamily assets that are best suited to each of our investor’s needs. New, thoroughly vetted off-market assets are added to the catalogue daily. Once an investor’s criteria is entered into our database, they will be notified when a new, qualified opportunity is made available.

 In this day and age, identifying high performing multifamily assets is extremely challenging. Cap rates are ridiculously compressed. International and institutional money is flooding the market and creating artificially inflated price points. Global pandemics, political uncertainty, and looming recession create an uneasy climate for any investor looking to deploy capital. Now, more than ever, it has become vital to source strong assets in strong markets, underwrite these assets with a conservative approach to account for potential volatility, and engineer an elite team of industry professionals to help execute the business plan at the highest level. We recognize the frustration felt by many investors trying to source quality opportunities and created a solution that would allow them access to a recurring stream of high-performing, well-vetted assets that are hand-selected to meet their specific criteria. As Cash Flow Concierge is a subsidiary of Four Oaks Capital, these off-market opportunities are sourced through the acquisition's team, leveraging hundreds of strong broker relationships throughout the country. Upon arrival in the Four Oaks inbox, each of these potential deals are run through a rigorous underwriting process to determine if they are worthy of further evaluation. 

WHY

 Once an investor identifies a property that they would like to further explore, a private consultation is scheduled to discuss the particular asset in detail. If the investor then wants to move forward with the next steps in the process, The Cash Flow Concierge team will negotiate on behalf of the investor to ensure that optimum pricing and terms are achieved. All Four Oaks teams are available to the buyer to ensure that legal, insurance, lending, asset management, and property management are all secured. The Cash Flow Concierge team is happy to assist with due diligence and will be an intermediary throughout the entire buying process to ensure a smooth, stress-free closing. The service fee is paid at closing and is included in the closing statement.

HOW

IT
WORKS

 Every month, the acquisition’s team receives several hundred assets to examine. Less than 10% of these meet the stringent criteria required to move forward in the process. The handful of remaining potential opportunities are then stress-tested and conservative metrics are employed to determine various levels of risk. Approximately half of all potential deals that make it to this step are eliminated due to their inability to meet the minimum risk mitigation criteria. The properties that successfully pass the underwriting process are then added into our asset database and distributed to individuals in our private investor network, based on their specific criteria.
